Epoxy vs. Polyaspartic: What's the Difference?

Most people searching for an epoxy garage floor are really searching for a floor that lasts. Epoxy is the material almost everyone has heard of, and it is a genuinely good bonding layer. On its own, though, it is not UV-stable and it does nothing about moisture coming up through your slab. Polyaspartic solves both problems, but it needs something to bond to.

That is why GatorGuard uses both. We don't sell a simple epoxy floor. We install a hybrid epoxy polyaspartic system designed for the demanding climate of the Midwest.

What it is

DIY epoxy paint kit
A one-part epoxy paint kit from a big-box store, rolled onto the slab.
Standard 1-coat epoxy
A single coat of two-part epoxy applied by a contractor.
GatorGuard epoxy + polyaspartic
A hybrid system: moisture-mitigating epoxy underneath, UV-stable polyaspartic on top.

Surface prep

DIY epoxy paint kit
Acid etching, which barely opens the concrete.
Standard 1-coat epoxy
Grinding or etching, depending on the crew.
GatorGuard epoxy + polyaspartic
Diamond grinding down to clean, open concrete on every job.

Moisture protection

DIY epoxy paint kit
None. Vapor pushes up and lifts the paint.
Standard 1-coat epoxy
Usually none. Vapor transmission is the #1 cause of coating failure.
GatorGuard epoxy + polyaspartic
A dedicated moisture-mitigating epoxy layer before any color goes down.

UV stability

DIY epoxy paint kit
Yellows in sunlight.
Standard 1-coat epoxy
Epoxy yellows and chalks where sun reaches it.
GatorGuard epoxy + polyaspartic
100% UV-stable polyaspartic topcoat that will never yellow.

Realistic lifespan

DIY epoxy paint kit
1-3 years before peeling and hot-tire pickup.
Standard 1-coat epoxy
A few years, and it chips at the edges.
GatorGuard epoxy + polyaspartic
Engineered to last 20+ years, backed by a lifetime warranty.

Time to install

DIY epoxy paint kit
A weekend of your own labor, plus days of cure time.
Standard 1-coat epoxy
Varies by contractor.
GatorGuard epoxy + polyaspartic
Most jobs are completed in two days by our own in-house crews.

What Makes GatorGuard's 4-Layer System Different?

GatorGuard's system is engineered to address every common point of failure in concrete coatings, resulting in a permanent solution backed by a lifetime warranty. It's an investment in your home's value and functionality, not just a temporary floor covering.

We don't sell a simple epoxy floor. We install a hybrid epoxy polyaspartic system designed for the demanding climate of the Midwest.

1

Moisture Mitigating Epoxy (MME)

This is our secret weapon. After diamond grinding, we apply this specialized epoxy that penetrates deep into the concrete and creates a permanent barrier against moisture vapor transmission, the #1 cause of coating failures.

2

Base Color Coat

We apply a thick, pigmented epoxy layer that forms the core strength and color foundation of your floor.

3

Decorative Flake Layer

We broadcast decorative vinyl flakes to the point of rejection, meaning the entire surface is covered. This creates the beautiful, granite-like appearance and adds texture and impact resistance.

4

Polyaspartic Clear Coat

To seal it all in, we apply our 100% UV-stable, scratch- and chemical-resistant polyaspartic topcoat. This provides a durable, easy-to-clean finish that will never yellow or stain.

The Result: A Permanent Floor

This hybrid epoxy and polyaspartic system is engineered to last 20+ years, compared to just 1-3 years for a DIY epoxy kit. Every installation is backed by our Lifetime Warranty.

Plus, we handle everything with our white-glove service, including carefully moving your items out and back in. We also offer flexible financing options to make the investment manageable.

Fast Installation: Most Floors Finished in Two Days

Every GatorGuard floor in Grand Rapids is installed by our own highly-trained, in-house installers. We do not subcontract the work out, so the people who quote your job are the people who do it and the people who warranty it.

  1. Before

    Free in-home estimate

We measure the floor, inspect the concrete for cracks and moisture, and show you the flake and color samples. You get a written, no-obligation quote on the spot. No charge and no pressure.

  2. Day 1

    Grind, repair, prime and color

Our crew moves your belongings out, diamond grinds the slab down to clean concrete, repairs cracks and pitting, then applies the moisture-mitigating epoxy and the pigmented base coat with decorative flake broadcast to rejection.

  3. Day 2

    Buff, seal and final walkthrough

We buff the excess flake back to a smooth surface and apply the UV-stable polyaspartic clear coat. Then we walk the finished floor with you before we leave.

  4. After

Walk on it in 24 hours, park on it in 72

Polyaspartic cures much faster than epoxy. You can walk on the floor 24 hours after the final coat, we come back at 48 hours to move your belongings in, and you can park on it at 72. The floor is covered by our lifetime warranty from day one.

Low-VOC and low-odor materials

Our materials are low-VOC and low-odor (where applicable), posing no more harm than the smell of a new car or new carpet, which minimizes any lingering chemical smell much faster during the curing process.

How Much Does an Epoxy Garage Floor Cost in Grand Rapids?

Honestly: it depends on your floor, and anyone quoting you a price over the phone without seeing it is guessing. What we can tell you is exactly what drives the number, so you know what you are being quoted on before anyone comes out.

Square footage

A one-car garage, a three-car garage and a full basement are very different jobs. Size is the single biggest factor in your quote.

The condition of your concrete

Cracks, pitting, spalling, old failing epoxy or previous sealer all have to be dealt with before we coat. A slab in good shape costs less to prepare than one that needs repair.

Moisture in the slab

Basements and slab-on-grade garages often need our moisture-mitigating epoxy layer. It is the difference between a floor that lasts and one that lifts.

The finish you choose

Full decorative flake, a solid color, or a metallic finish each price differently. You pick from the samples during your in-home estimate.

Why it costs more than a DIY epoxy kit

A big-box epoxy kit is cheap because it is one thin coat of paint over an acid-etched slab. It typically peels within one to three years, and stripping a failed coating costs more than doing it properly the first time. Our price includes diamond grinding, four engineered layers, our own trained crews, and a lifetime warranty.

Low monthly payments and affordable payment options

You do not have to pay for the whole project up front. We offer flexible financing with payments as low as $45 a month, plus 0% financing options, so the cost fits a monthly budget instead of a lump sum.

Epoxy Floor Coating Questions, Answered

What Grand Rapids homeowners ask us most often before they book an estimate.

How much does it cost to epoxy a garage floor?

Your price depends on square footage, the condition of your concrete, whether the slab needs moisture mitigation, and the finish you choose. That is why we measure in person and give you a written quote for free rather than a phone estimate we would have to revise. Financing is available with payments as low as $45 a month.

Is epoxy or polyaspartic better for a garage floor?

Neither one alone is the best answer. Epoxy bonds beautifully to prepared concrete but yellows in UV light and does not stop moisture vapor. Polyaspartic is UV-stable and far more scratch- and chemical-resistant, but it needs a proper base. GatorGuard installs both: a moisture-mitigating epoxy base, a pigmented epoxy color coat, decorative flake, and a UV-stable polyaspartic clear coat on top.

How long does installation take?

Most jobs are completed in two days. Day one is diamond grinding, any concrete repair, the moisture-mitigating epoxy and the base color coat with flake. Day two is buffing the flake back and applying the polyaspartic clear coat. We move your belongings out as part of the job, and we come back to move them in once the floor is ready at 48 hours.

Why does garage floor epoxy paint from the hardware store peel?

Two reasons. First, prep: a DIY kit relies on acid etching, which does not open the concrete the way diamond grinding does, so the coating never really bonds. Second, moisture: water vapor moves up through your slab constantly, and with nothing to stop it, it pushes the coating off from underneath. Hot-tire pickup then finishes the job. That is why we grind and why layer one is moisture mitigation.

Can you coat a basement floor?

Yes. Basement floor epoxy is one of our most requested jobs, and basements are where the moisture-mitigating layer earns its keep. A coated basement floor is warmer underfoot than bare concrete, seals out the damp, resists mold, and turns an unfinished basement into usable living space without the cost of framing and flooring.

Does my concrete need to be in good shape first?

Not necessarily. Cracks, pitting, spalling and old failing coatings are normal and we repair them as part of the installation. We will tell you honestly during the estimate if your slab has a structural problem that a coating cannot fix.

Will it smell, and is it safe around my family?

Our materials are low-VOC and low-odor (where applicable) compared with traditional solvent-based epoxy. What you notice while the floor cures poses no more harm than the smell of a new car or new carpet, and it clears much faster than a solvent-based system does. In warmer months it can take a little longer to fade.

Is the floor slippery?

The decorative flake gives the surface texture, and we can add extra anti-slip aggregate to the clear coat for pool decks, patios, entryways and anywhere that gets wet.

What does the lifetime warranty actually cover?

Peeling, delamination and bond failure. Because we install with our own employees rather than subcontractors, there is one company standing behind the floor, and we are still here to honor it.

When can I park on it?

Polyaspartic cures far faster than epoxy. The rule is 24 hours before you walk on the floor, 48 hours before we move your belongings back in, and 72 hours before you park a vehicle on it. We will confirm the exact timing for your job before we leave.
