Is epoxy or polyaspartic better for a garage floor?
Neither one alone is the best answer. Epoxy bonds beautifully to prepared concrete but yellows in UV light and does not stop moisture vapor. Polyaspartic is UV-stable and far more scratch- and chemical-resistant, but it needs a proper base. GatorGuard installs both: a moisture-mitigating epoxy base, a pigmented epoxy color coat, decorative flake, and a UV-stable polyaspartic clear coat on top.
How long does installation take?
Most jobs are completed in two days. Day one is diamond grinding, any concrete repair, the moisture-mitigating epoxy and the base color coat with flake. Day two is buffing the flake back and applying the polyaspartic clear coat. We move your belongings out as part of the job, and we come back to move them in once the floor is ready at 48 hours.
Why does garage floor epoxy paint from the hardware store peel?
Two reasons. First, prep: a DIY kit relies on acid etching, which does not open the concrete the way diamond grinding does, so the coating never really bonds. Second, moisture: water vapor moves up through your slab constantly, and with nothing to stop it, it pushes the coating off from underneath. Hot-tire pickup then finishes the job. That is why we grind and why layer one is moisture mitigation.
Can you coat a basement floor?
Yes. Basement floor epoxy is one of our most requested jobs, and basements are where the moisture-mitigating layer earns its keep. A coated basement floor is warmer underfoot than bare concrete, seals out the damp, resists mold, and turns an unfinished basement into usable living space without the cost of framing and flooring.
Does my concrete need to be in good shape first?
Not necessarily. Cracks, pitting, spalling and old failing coatings are normal and we repair them as part of the installation. We will tell you honestly during the estimate if your slab has a structural problem that a coating cannot fix.
Will it smell, and is it safe around my family?
Our materials are low-VOC and low-odor (where applicable) compared with traditional solvent-based epoxy. What you notice while the floor cures poses no more harm than the smell of a new car or new carpet, and it clears much faster than a solvent-based system does. In warmer months it can take a little longer to fade.
Is the floor slippery?
The decorative flake gives the surface texture, and we can add extra anti-slip aggregate to the clear coat for pool decks, patios, entryways and anywhere that gets wet.
